A condo for $190,000? It’s possible in this waterfront Broward community
The 50-plus crowd made Hallandale hot last year, buying hundreds of condos and townhouses in the ZIP code 33009.
ZIP 33009 had 546 sales of condos priced below $190,000 during the first three quarters of 2020, according to the Miami Association of Realtors. The waterfront neighborhood is framed between the ocean, Beverly Beach, Golden Isles, Pembroke Park and Ro-Len Lake Gardens. (In Miami-Dade, North Beach led with 321 sales for units priced below $300,000.)
“Hallandale is the middle child between the craziness of Miami Beach, Hollywood and Fort Lauderdale,” said Vivian Fernandez, a Realtor with RE/MAX Advance Realty. “It’s quiet and family oriented. It’s only a $20 Uber ride to get to Miami Beach and Fort Lauderdale. There are a lot of people that want that. They want to be able to have a more quiet beach that’s not so crazy.”
Favorable pricing is luring buyers. The median sales price for a unit in the 33009 is $185,000, down by 1.2% year-over-year. And it clocks in at 9% lower than the countywide median sales price of $204,000 for a condo or townhouse, significantly less than the Miami-Dade condo median of $268,000. Most units come with a parking space, pool and gym.
In Hallandale, $185,000 will buy a two-bedroom, two-bath condo or townhouse with about 1,000 square feet, Fernandez said. Most of her buyers come from New York, New Jersey, Illinois, D.C. and Pennsylvania.

▪ 33321 in the west Broward community of Tamarac, bordered between Coral Springs, Sunrise and Browns Farm Wildlife Management Area. It had 519 sales and a median sales price of $175,000, up by 15.1% year-over-year.
▪ 33027 in Miramar. It had 438 sales and a median price of $184,000, up by 8.6% year-over-year.
▪ 33442 in Deerfield Beach, including Deerfield Beach Century Village, West Deerfield Beach and Lakeview. It had 418 sales and a median sales price of $87,000, up from 9.4% year-over-year.
▪ 33063 in Margate, west of Coconut Creek. It had 417 sales and a median sales price of $145,000, up from 20.9% year-over-year.
Hallandale and the other areas are expected to continue to see top sales below $190,000 this year, Fernandez said, given the ongoing migration of buyers coming from the northeast.
“It’s still affordable,” she said. “You have people that want to feel what it’s like to work and then walk on the beach.”
