Buy a $30M penthouse in this Miami causeway building, get a rare $3M car
Talk about a BOGO: Buy a penthouse at the Pagani Residences in North Bay Village, and they’ll throw in a special edition Utopia Roadster, one of the Italian automaker’s ultra-luxury hypercars.
The bright blue Miami edition of the roadster, worth more than $3 million, is included with the purchase of one of the Pagani Residences’ two penthouses. One penthouse in the 30-story, 70-unit building is priced at $28.5 million, and the other is $30 million, a record-breaking sum for the causeway town between Miami and Miami Beach.
Pagani’s penthouses and their accompanying multimillion-dollar cars are part of a wave of development transforming the small city along the 79th Street Causeway.
A nightlife hotspot in the 1960s, where Frank Sinatra visited, and a 24-hour beauty parlor stood ready to freshen up visitors, North Bay Village has since earned a reputation as a sleepy, relatively affordable causeway town from the 1970s into the 2000s.
But North Bay Village is changing again, with an expected $2 billion worth of development coming to the city in the next few years.
Since the 2020 overhaul of the city’s zoning code, developers have swooped in to buy land and announce major projects in the bayfront city, which is made up of Harbor, North Bay and Treasure islands.
Christopher Wands, a real estate agent at the luxury brokerage Douglas Elliman, said he’s seen a growing interest in North Bay Village from homebuyers. Wands, who lives in North Bay Village, said he thinks the city’s waterfront views, easy access to Miami and Miami Beach, and a safe, small-town feel have driven this trend, especially for buyers who have been priced out of other waterfront neighborhoods.
The median home price in North Bay Village is $378,641, according to data from Zillow.

But Pagani’s condos that will rise on Harbor Island’s West Drive don’t exactly appeal to the priced-out crowd. With units starting at $3.7 million, the ultra-luxury condo building, which developer Mikael Hamaoui said will be completed in 2028, is trading on the prestige and exclusivity of the car manufacturer’s brand.
Only 130 of Pagani’s Utopia Roadsters will be produced in total, making the car a rare collectors’ item, said Brett David, the CEO of Prestige Imports, a local high-end car dealership that’s partnering with Pagani to offer automotive concierge services to building residents. Although the base price of the car may start around $3.5 million, David said these cars can retail for millions more on the secondary market.
Each penthouse owner will get a car, the cost of which is included in the price of the condo, David said. They will also be flown to Italy to meet with company founder Horacio Pagani. There, they can collaborate with Pagani to customize both their cars and their penthouses. One of these two-door, two-seater roadsters could be outfitted with $1 million worth of add-ons, David said.
Several mixed-use projects coming to North Bay Village
North Bay Village has been the longtime home of WSVN-Channel 7, on a spit of land known as Broadcast Key. But the station will soon be on the move to Miramar, and the site will be redeveloped into a 7-million square-foot mixed-use project.
Other projects coming to North Bay Village include Continuum Club & Residences, a condo building that will be part of a mixed-use waterfront development including a hotel, walking path, retail and dockside restaurant. The condo building Shoma Bay is set to bring North Bay Village its first Publix.
Both Shoma Bay and Continuum have already broken ground. Ian Bruce Eichner, the developer behind the Continuum project, said he expects the condo tower to be completed in 2028.
Just last week, The Real Deal reported that El-Ad National Properties, a development firm with offices in Boca Raton, had bought its second property in North Bay Village for $19 million.
The Pagani Residences are the automaker’s first foray into residential real estate. But it’s not Miami’s first residential building attached to a car brand.
In 2020, Aston Martin announced condo buyers would get a $179,900 car with the purchase of a condo in the Aston Martin Residences in downtown Miami.

In Sunny Isles Beach, another town that’s been remade by major development projects, the Bentley Residences tower is expected to be completed this year.
Eichner said he expects new development to double the population of North Bay Village, which is now home to about 8,000 people.
He said he thinks his project will help “put North Bay Village on the map.” He added that the buzzy Palm Tree Club, which his firm helped develop and where actor Leonardo DiCaprio was spotted partying in 2024, is also helping get the word out.
Such rapid growth may strain the city’s infrastructure, potentially leading to traffic and other issues. Eichner said it remains to be seen whether North Bay Village will be able to handle the boom.
But maybe by the time North Bay Village’s transformation is complete, stuck in the island’s traffic jams will be a few Pagani hypercars.
