Lennar exec Stuart Miller to build 3-acre residence on this Miami Beach island

Lennar Corp. CEO Stuart Miller is proposing building the second-largest residence on the Miami Beach enclave Star Island.

Two residences — one covering 4 Star Island Drive and 5 Star Island Drive and another at 6 Star Island Drive — would be demolished and replaced with a modern estate called the Miller Residence, according to plans submitted to the city of Miami Beach’s Design Review Board. At its meeting Tuesday, the board put off action on the proposal until next month.

The gated, two-story project would be adjacent to Miller’s primary home at 7 Star Island Drive. A Banyan Tree sits at the center of the three-acre project, which includes a maintenance building, guest house with a gym, spa and, down the driveway, the main residence.

Only one other project would cover as much ground once completed — the six-acre estate and primary residence of philanthropists Phillip and Patricia Frost.

The five-bedroom, five-bathroom Miller Residence would have an indoor Koi pond, formal sitting area, family room, kitchen with an adjacent wine cellar and tasting room, movie theater and canoe and kayak storage room. Another Koi pond borders the entrance of the house and, in the backyard, an outdoor kitchen, boat dock, lounge area and two pools overlooking Biscayne Bay.

Star Island, with a few dozen homes, is one of Miami Beach’s swankiest addresses, with empty lots and stunning residences going for tens of millions of dollars. Current and former residents and land owners include Gloria and Emilio Estefan, Rosie O’Donnell, Shaquille O’Neal, Jennifer Lopez, hip-hop artist Sean Combs and billionaire financier Ken Griffith.

The Miller Residence would replace a Mediterranean-style residence covering 4 Star Island Drive and 5 Star Island Drive, and a modern-inspired home at 6 Star Island built by Miller in 2016. Miller acquired the latter lot in 2004 for $9.4 million, according to property records. Years later, he bought 4 Star Island Drive and 5 Star Island Drive in 2018 for $16.5 million after its former owner, developer Thomas Kramer lost it to foreclosure.

Bilzin Sumberg Founding Partner Brian Bilzin is listed as a trustee on the application with Miller listed as the sole owner of the trust, according to the land use board hearing application filed in April. Bilzin declined to comment and Miller did not return a request for comment.

Miller, the son of Lennar founder Leonard Miller, leads the Miami-based development firm. Lennar became the largest homebuilder in the country after its merger with CalAtlantic Homes in 2018. He has built other projects on Star Island, including his own residence and 22 Star Island, which he sold for $49.5 million last year.
