Despite sales slowdown, Chateau Group chief lists Sunny Isles condo for $15.9M

The two-story Sky Villa at the Chateau Beach Condominium in Sunny Isles Beach measures 8,423-square-feet and sits on the 24th and 25th floors of the 33-story tower at 17475 Collins Ave. It has five bedrooms, seven-and-a-half bathrooms, wine cellar, and a pool.

As buyers shifted toward single-family houses amid the pandemic, condo developers have offered incentives and price reductions to entice buyers amid stiff competition from resales.

Douglas Elliman Realtor Associate Dina Goldentayer is handling Grosskopf’s listing.

“The appetite of the buyer has changed. High rises with hundreds of condos have seen a slowdown,” she said by email. “Château Beach has only 81 residences, and thus is a very boutique setting.”

The unit comes fully furnished — an advantage, Goldentayer said, with more buyers from the Northeast seeking turn-key homes.

The unit is furnished by Artefacto; Ornare outfitted the closets.

The unit is selling for $1,893 per square foot — $369 per square foot above a comparable listing. Trump Royale’s 8,203-square-foot unit 1709 is listed for $1,524 per square foot, or $12.5 million.
