Room for more? Single-family residences and a condo may be coming to Fisher Island
The nation’s wealthiest ZIP code is making room for more ultra-high net worth residents.
The owners of two Fisher Island parcels have submitted plans to Miami-Dade County for a 9-story, 57-unit condo and 12 single-family residences on the northeast section of the island. The project would encompass part of the current golf course and would require moving the dock now used by the island’s private ferry used by residents and staff.
The filings for site plan approval and rezoning were filed by Fisher Island Holdings, whose officers are registered as Heinrich von Hanau and Mark Reid, a board member of the Fisher Island Community Association.
The homes would take a portion of the golf course, according to a settlement in early July between Fisher Island Club and Fisher Island Holdings. Fisher Island Holdings would pay the club $2.5 million in cash once it receives zoning approval.
According to the permit filing, the 265,629-square-foot condominium building would cover 4.84 acres incorporating Fisher Island’s current ferry landing, which would be filled in.
A new ferry landing would be built on the northwest side of the island. Fisher Island Holdings would contribute up to $500,000 to construction, according to the settlement agreement.
Floor plans submitted in early July show unit layouts ranging from a one-bedroom, one-bathroom with 2,856 square feet to a three-bedroom, three-bathroom and half bath spanning 4,777 square feet. The building would have 169 parking spaces and 93 golf cart spaces. Amenities include a reading room, two pools, a cafe, gym and spa.
The Fisher Island Club and Fisher Island Community Association declined multiple requests for comment; the developer’s representative, Greenberg Traurig lawyer Jorge Navarro, did not respond to requests for comment.
The requests must be approved by county officials.
“A public hearing has not been scheduled yet. Upon scheduling, it will be required to provide notice to the neighbors at a certain radius,” said Nathan Kogan, assistant director for the county’s regulatory and economic resources department.
The developer has hired architect Kobi Karp to design the condo. Karp designed the island’s most recent additions, Palazzo Del Sol and Palazzo Della Luna.
The Fisher Island Club sent a letter of support for the Fisher Island Holdings project, but some are opposed to the plans.
The 216-acre island is overcrowded, Dr. Irwin Potash, a resident, said. “They are supposed to give us infrastructure. We have 200 cars from outside [club] members that come here. They have nowhere to park.”
Many disagree with the plans, wrote resident Matthew Barnes by email, but are afraid to express their opinions.
While luxury condo sales have been hurt by the pandemic throughout South Florida, Fisher Island has seen an uptick in resales.
