Penthouse living in Miami is hot. One tower closed on $31.62M in sales since March
Luxury buyers continue to drop millions on condo living in Miami.
The luxury residential 64-story tower Brickell Flatiron at 1000 Brickell Plaza closed on four of its five penthouse units in the last 90 days totaling $31.62 million, said Vanessa Grout, president of CMC Real Estate. CMC Real Estate is the sales and marketing branch of Brickell Flatiron’s developer Ugo Colombo’s CMC Group. In addition to the closings, another four units have gone under contract after the pandemic, she said.
The building has 527 units and started closings in November. About 98% of its units, or 516, are sold.
“Priorities are changing for luxury condo buyers. Buyers want more space and clean buildings,” Grout said.
The 7,856-square-foot unit 6201 brought $13.2 million from Chicago-based marine executive Jake Vogel; it features six bedrooms and six-and-a-half baths. Also sold were the 5,453-square-foot unit 6202 for $11.2 million (four bedrooms, six-and-a-half baths); 3,626-square-foot duplex No. 6205 for $4.9 million (four bedrooms and five-and-a-half baths); and 2,726-square-foot unit 6204 for $2.32 million (four bedrooms, four-and-a-half baths).
The Brickell Flatiron sales follow other recent closings at high-profile Miami projects, including One Thousand Museum, Aston Martin Residences and Missoni Baia.
Brickell Flatiron’s remaining penthouse — a 4,633-square-foot duplex on the 62nd floor — is still available for $9 million. The original price of $7.5 million was boosted after Miami architect Alexis Cogul Lleonart, founder of Doo Architecture, built out and designed the space with Italian furnishings. The penthouse was also curated with accessories by Nest Casa.
Four other units have gone to contract since March — all at asking price. They range from a 900-square-foot one-one for $450,000 to a 2,200-square-foot three-bedroom, three-and-a-half bath condo for $1.88 million. One buyer was local but others came from Mexico, Italy and New York. Despite a slowdown in local sales, two have already closed.
