Buyers are looking to get out of condos, say agents. Former Dolphin has house for them

A former Miami Dolphins offensive tackle listed his home in Plantation on Thursday.

Ja’Wuan James, a current Denver Broncos player, listed his home in the gated community Hawks Landing for $850,000. The 2,740-square-foot home at 126 Swan Ave. includes four bedrooms, three bathrooms, a three-car garage and a pool. The community offers basketball and tennis courts, clubhouse and a pool.

The timing might be just right to sell the single-family home, said Kimberly Knausz, director of VIP sales for the sports and entertainment division with ONE Sotheby’s International Realty. Knausz is the listing agent for the home.

“I already have someone who wants to take a tour. They are coming from a condo. I think we are going to see more of that, because people are looking to get out of high rises and get more space,” she said.

During the COVID-19 crisis, condo residents have been barred from using condo amenities. In Miami-Dade County, Mayor Garlos Giménez ordered all pools and gyms in multifamily buildings to close in late March. But many did so even earlier.

For a buyer interested in Plantation, the house represents a strong value. The listing price is below what James paid for the home — $900,000 — in 2015. That’s because James is a realistic seller, Knausz said. “There is a good amount of inventory in the neighborhood. He wants to be competitive.”

The home is priced at $310 per square foot — slightly above the most recent comparison of 10987 Golden Eagle Ct. That 2,860-square-foot home sold for $299 per square foot, or a total of $855,000, in December. It had four bedrooms, three bathrooms and a two-care garage..

“It’s always difficult to predict days on market, but especially now due to the coronavirus. [Although] we are priced competitively, you can’t always tell,” Knausz said.
