What do homebuyers really want today? These pros share their insights
The most coveted amenity for today’s homebuyers: Hassle-free living.
That’s the word from experts in both single-family and condo sales.
When it comes to single-family homes, says Carole Smith of Compass, today’s buyers want to know whether the house is in a flood zone, whether it has impact-glass windows and the age of the pipes. Those are questions they rarely asked as few as two years ago, said Smith, Compass Florida vice president and director of agent strategy.
“If a house doesn’t have these things,” said Smith, “they will move onto a new house.”
“We have educated consumers,” Smith said. “Buyers are more educated than ever” — especially when it comes to homes listed at $750,000 and above.
“People are becoming ecologically conscious,” said Alicia Cervera, managing partner and principal of Cervera Real Estate, which specializes in condo sales.
In both condos and houses, kitchens are still key. One important difference: condo buyers are seeking smaller appliances. That’s partly due to an urban lifestyle focused on proximity to restaurants, supermarkets and increasing options for food deliveries.
But it’s also a matter of sustainability, she said. [Buyers] “don’t want to heat up a huge oven for a tiny chicken.”
Regardless of the size of the kitchen, stainless steel appliances, white cabinets and white Quartz counter tops are in demand, said Smith. “Quartz is easy to clean and has a fresh look.”
