The Miami Beach-based Casa Tua buys Wynwood office building for $3 million

Casa Tua Lifestyle, based out of Miami Beach for 30 years, bought an office building in Wynwood on Thursday.

The Italian management and restaurant brand purchased the 4,307-square-foot Wynwood Enclave at 250 NW 35th St. for $3 million from Lionheart Capital, according to a sales report by the New York-based commercial real estate company CoStar Group. Miguel Pinto, president and managing broker of Apex Capital Realty, was the listing agent and represented the buyer, said the report.

Casa Tua declined to comment for this story.

The Miami-based development firm Lionheart Capital asked for $3.6 million when it listed the property nine months ago.

The one-story building, constructed in 1925, sold slightly higher than another comparable sale at $836 per square foot. A two-story, 5,397-square foot office at 3100 NW Second Ave. sold for $741 per square foot.

In the past few months, other companies headquartered on the Beach relocated to downtown Miami. In February, Viacom International Headquarters for the Americas relocated from its Lincoln Road location, where it had been for 25 years, to a 24,000 square-foot office space at 3 MiamiCentral in downtown Miami.

Casa Tua has a boutique hotel and restaurant on James Avenue and the food hall Casa Tua Cucina at Brickell City Centre. The founders, Italian real estate investor Miky Grendene and his wife Leticia Grendene, continue to lead the company.
