Hialeah apartments offer a different vibe for renters. See what’s open

As South Florida continues to struggle with housing and traffic, a new Hialeah rental community is tackling both issues with garden-style apartments built near public transit lines.

The newest residential project in the city is Flamingo Village, a complex of 16 buildings and 341 apartments built on 13 acres of historic Hialeah Park, home to a casino and racetrack that has hosted political figures and celebrities like Winston Churchill and Jacqueline Kennedy.

The last of the 16 buildings in the community was finished in December, and ready is for renters. Other buildings in the community also have rentals available.

The park, located in east Hialeah and founded in 1925, is a green oasis also inhabited by some famous residents: flamingos.

Flamingo Village offers apartments and townhomes for rent. The project was developed by the community builder Prestige, together with Brunetti Organization — the family that owns the park — and Centennial Bank.

It’s designed for those who prefer not to live in high-rises like those in downtown Miami or Brickell. The complex has only three stories, with wide front green spaces.

Lure of a new community

Flamingo Village is a gated community with two clubhouses, two community pools and exercise trails under development, plus direct views of the flamingos at Hialeah Park.

Juan Carlos de Oña, president of Centennial Bank in Southeast Florida, highlights Hialeah as a stable rental market with low vacancy.

“The demand to rent in Hialeah has always been strong and today there is a lot of interest in new product,” said De Oña, noting his bank provided a $73 million loan for the project.

He said that Prestige also developed Amelia District, one of Hialeah’s most active neighborhoods, at West 4th Avenue and 79th Street, which combines housing, shops and restaurants La Romanita and CAO Bakery.

“Hialeah has it all: shops, restaurants and warehouses,” De Oña said.

Flamingo Village isn’t the only new rental community near mass transit.

A rental village with several buildings is rising next to Hialeah Tri-Rail and Metrorail stations, just steps away for commuters to board a train and head to downtown Miami or the airport, or even Broward. Developers have dubbed the area Hialeah’s “Metro District,” with seven buildings planned, under construction or newly opened in the neighborhood, each between 8 and 10 stories and totaling over 3,000 units of new housing.

Hialeah is becoming increasingly attractive to young residents — many have chosen to start families where they grew up, while others return because the city also offers new entertainment options.

“We want the city to grow to the same level as neighboring cities,” says Dennis Rodríguez, partner at Prestige Companies. “To offer options for those who enjoy art, a good wine, jazz.”

Rodríguez said the strategy is to transform neighborhoods by building housing first and then attractions, restaurants and shops, without making projects unaffordable with amenities out of reach for professionals and workers.

Flamingo Village, located at 2200 E. Fourth Ave., offers two-bedroom, two-bath apartments in several layouts.

The smallest, at 890 square feet, has two balconies. Next are units of 905 and 945 square feet, both with large balconies. Rents range from $2,600 to $2,900 a month.

The largest model, Superfecta, is a two-story townhome with 1,375 square feet, two bedrooms, 2 1/2 bathrooms and three balconies. The monthly rent ranges from $3,200 to $3,300.

Other features include high ceilings of 9 to 12 feet, modern kitchens and primary bathrooms with double vanities.

According to Apartments.com, the average rent for a one-bedroom apartment in Hialeah is $1,887; for two bedrooms, $2,294 and $2,711.

Housing in a historic and natural setting

The project was built on one of the park’s former parking lots and lets residents be close to the birds that inhabit Hialeah Park, designated an Audubon National Sanctuary and listed as a National Historic Landmark.

“At 5 p.m. the flamingos take flight,” Rodríguez said about the daily spectacle.

Flamingo Park, which covers 200 acres, plans to continue offering space for new residential projects.

“Combining our proven ability to execute with the legacy and history of the Hialeah Racetrack and Casino,” Rodriguez said, “has resulted in a landmark project that is now delivering the city’s most exciting development.”
