As a North Beach resident and community leader, I’m really upset about the misrepresentations and false statements made by Save Ocean Terrace.
Please don’t be tricked by the opponents: This vote is the outcome of almost 18 months of planning and close community involvement. The lies about increases in traffic congestion are abhorrent. The lies about Miami Beach turning into Sunny Isles are preposterous.
Finally, a developer with an excellent track record has focused energy on this area and has worked with us to create a vision to bring about a real revitalization.
It’s invested tremendous amounts of money into our areas where no one was willing to before.

This area has been this way for the past 20 years because the current zoning doesn’t work.
We have seen the math and the area cannot be revitalized without this increase in FAR. It is not possible to create a beautiful mixed- use project that has the right balance of allowable square footage.
We need to be able to create larger hotel rooms that are comparable to the rest of Miami Beach, residences that will be larger, and higher quality local retail spaces on Collins Avenue.
