See ultra luxury S.F. penthouse, highest condo west of Chicago, for sale at $35M

A fully furnished San Francisco penthouse perched 700 feet in the sky — the highest residence west of Chicago — has hit the market for the first time for $35 million, according to Compass real estate firm.

San Francisco real estate development firm Jay Paul Company’s Grand Penthouse at 181 Fremont St. is $11 million cheaper than when it first hit the market in 2019 for $46 million. The interior design was done by Mass Beverly, which has worked on homes for Beyonce and Jay-Z, Elon Musk and Calvin Klein, according to a news release from 181 Fremont Residences.

The 7,000-square-foot condominium holds views spanning from the Pacific Ocean to the San Francisco Bay. The panorama stretches across four counties and takes in city skyline views, four Bay Area bridges, the Marin Headlands, East Bay Hills and the South Bay.

Natural light fills the home’s four bedrooms, six full bathrooms, grand salon, family room and a remarkable study overlooking Transamerica Pyramid Center and Alcatraz.

The residence is served by a private elevator. The interior features sleek curved walls, floor-to-ceiling windows and pocket doors. Floors and paneling are walnut and marble. There’s also an incredibly chic wine room.

Jay Paul Company is known for creating celebrated Silicon Valley tech campuses for companies such as Google, Apple, Meta and Microsoft. The tower at 181 Fremont, built in 2018, comprises 67 luxury condos sitting above 435,000 square feet of offices in the South of Market (SoMa) district.

Luxury and sustainable design

The building’s residential amenities occupy the 39th floor, including a two-story open-air terrace. It also has direct access to Salesforce Park via a pedestrian bridge on the seventh floor. The condo itself does not have a balcony.

The tower was designed with sustainability in mind, like LEED Platinum certified standards and a graywater recycling system.

The company noted the penthouse’s new price point reflects current market realities.

“The resurgence of energy in San Francisco, fueled by a new mayoral leadership and the influx of AI companies leasing commercial space, has ushered in a renewed sense of optimism,” Matt Lituchy, chief investment officer for Jay Paul, said in a news release. “We are excited to welcome the final owners who will define the next era of this city’s story.”

Luxury condominium sales data provides an encouraging sign, according to John Pallante, managing director with Compass Development Marketing Group.

“Luxury condo sales over $2.5 million were up 40% in January from 2024,” he said in a news release. “This is a trend we anticipate will continue into 2025 and have priced the remaining homes at 181 Fremont to capitalize on the renewed interest and demand for the best residences in the city.”
