Miami Gardens could get more housing, vacation rentals and retail in proposed project
A proposed mixed-use development could bring multi-family housing and retail stores to Miami Gardens, the latest in a string of development projects planned for the burgeoning city.
The city is in negotiations with Legacy Development Alliance, LLC, to sell an empty five-acre plot of land at 2775 Northwest 183rd St. across from the Gardens Promenade shopping center. If approved, the proposed project, called Promenade at the Gardens, would bring additional housing units to the city along with more commercial space, according to a memo from the Miami Gardens’ city manager’s office. Legacy Development Alliance has proposed 216 units consisting of a mixture of two- and three-bedroom apartment rentals.

Ten townhomes with a mix of two- and three-bedroom options and 40 two-bedroom vacation rental units, which typically have the amenities of a home for a fraction of the cost of a hotel, were also proposed in the memo. The development would also have 25,000 square-feet of retail space.
“Miami Gardens is transforming into a destination city,” City Manager Cameron Benson said in a statement. “Given that, we are experiencing developments that are creating destinations within the city.” The proposed development would sit in the city’s entertainment overlay district, created as a way to revitalize the city’s commercial areas, he said.
“This project along with others proposed and being built will bring retail, entertainment, restaurants and hospitality uses to the district,” Benson said, adding he anticipates a negotiated development agreement being brought to the city council for approval by mid-fall.
There may be changes to the project after developers meet with city officials to finalize details of the agreement. “That was proposed before there was a real housing crunch,” said attorney Robert Holland, who represents the developers. Holland, who proposed the development at an April 26 city workshop, said there was potential to increase the number of housing units and make the area more pedestrian friendly. “That’s all a part of the negotiations that we have to do.”
A completion date has not been set but Holland said, if all goes smoothly, he anticipates a ground-breaking within the next year. He estimated the project could cost more than $50 million.

If approved, it would be the latest in a series of new developments coming to Miami Gardens. Miami-based developers The Haimov Group purchased the site of the former Parkway Medical Center West for $11 million for a development that will include a convention center with a hotel and wedding venue. The project, located on Northwest 7th Avenue near the Palmetto Expressway at the Golden Glades Interchange, is expected to break ground this year.
Another massive development, Miami Gardens City Center, will sit on 35 acres near City Hall and include luxury apartments, two hotels and a Formula One Museum. Developers are expected to break ground on the sports-themed complex in late summer or early fall.
