A 4-bedroom house for $130,000 in Miami-Dade? Yes, you read that right
A manufactured housing community soon to be built in South Miami-Dade will have 349 single-family homes with prices starting at $129,900.
Cottage Grove, near the intersection of Krome Avenue and Quail Roost Drive, will have some of the county’s most inexpensive new housing inventory when it’s completed.
Building homes off-site in a factory is faster and cheaper than traditional on-site homebuilding, said Ross Partrich, the CEO of RHP Properties, which owns Cottage Grove. This allows manufactured housing communities to offer houses at lower prices.
The median single-family home price in Miami-Dade at the end of March was $674,000, more than five times the starting price for houses in Cottage Grove.
Home prices in Miami-Dade have soared in recent years, and they’re continuing to rise. The median single-family home price in 2011 was $172,700. Even in the last year, the median single-family home price rose by more than 10%.
“We’re very excited to be bringing 349 homes into a market that where it’s badly needed,” said Partrich. RHP Properties owns manufactured housing communities in 31 states. This is RHP’s first community in Miami-Dade.
Manufactured housing exist all over Florida, but Partrich said this is the first new manufactured housing project in Miami-Dade in decades.
The first group of houses at Cottage Grove is expected to be completed and move-in ready late this summer, Partrich said. Each house will have four bedrooms and be around 1,600 square feet. The gated community will also have a swimming pool and clubhouse. Partrich added that these homes, which meet a set of standards from the Department of Housing and Urban Development, are able to withstand hurricane-force winds.
Partrich said there’s been “tremendous” interest from potential buyers, and they’re already accepting deposits on houses at Cottage Grove. He expects most residents will be working families with jobs across the county.
The commute from Cottage Grove to downtown Miami is significant, though. During rush hour, Google Maps shows drive times of nearly two hours.
