Some are elevated reinventions of landmarks, while others are brand new builds in coveted vacation spots. Themes range from circus-chic in Sarasota to always-ready-to-party perks in Miami, and amenities like rotating lounges with incredible views in Fort Lauderdale and the biggest bed in swanky Palm Beach. Pier Sixty-Six, Fort Lauderdale

Now Open (January 2025)

An icon of Fort Lauderdale since the 1960s, the newest version of Pier Sixty-Six dropped anchor in January, and it’s bigger and better than longtime travelers will remember. With bragging rights to 32-acres along the Intracoastal Waterway, the resort stacks 325 rooms and suites, 12 dining venues, multiple pools (including an adults-only pool), a spa and wellness center, and the largest superyacht marina on the eastern seaboard.

The marina caters to Fort Lauderdale’s boating swagger, boasting 164 boat slips and dockside concierge service for those who want to arrive by water. Globally-inspired restaurants Calusso and Sotogrande are open now, while the remaining dining venues will open throughout 2025. Pier Top, the hotel’s beloved rotating lounge on the 17th floor, will debut in February. The soaring lounge still offers 360-degree views of the water and city, but has received a modern upgrade and now flaunts elevated offerings such as caviar and Champagne service.

Palm House, Palm Beach

Now Open (January 2025)

While Palm Beach is known for its longstanding luxury hotels — Palm House is the first new hotel to open on the affluent island in four years and is the first U.S. property of the prestigious London-based Iconic Luxury Hotels collection. Spoiler alert: the new hotel is dripping in the area’s favored pink color. The lobby is a spectacle, dressed to impress in coral-hued Murano chandeliers and walls covered in iridescent seashells.

After check-in, sashay over to the pink marble bar, where bartenders in white tuxedo jackets shake-up cocktails and a well-heeled local crowd gather. There’s a small pool flanked by cabana beds, and accommodations include terrace rooms that open to the pool and a two-story Presidential Suite with the largest hotel bed in Palm Beach. Palm House is located a block from the beach and is within easy walking distance to the high-brow shopping of Worth Avenue.

The Perry Hotel, Naples

January 2025

If a trip to Florida’s southwest coast is on your 2025 travel agenda, a beloved boutique hotel brand from Key West has a new outpost in Naples, Florida. A new build, The Perry Hotel Naples is a 160-room hotel perched along the Cocohatchee River in North Naples, with a strong emphasis on the natural surroundings. Guests will enter a two-story lobby set with a modern-industrial aesthetic, and can expect spacious rooms, many of them fitted with balconies.

Guests will love amenities such as a ground-floor pool, an adults-only rooftop pool, and a rooftop bar and restaurant serving chef-driven Asian-fusion cuisine and panoramic views. Digging into the area’s natural surrounds, a boardwalk meanders from the pool deck through the nature conservation area to the riverfront pier, featuring a marina where guests can book water sports, fishing trips, and dolphin and sunset cruises.

Opal Sol, Clearwater Beach

Another highly anticipated 2025 Florida hotel opening is the Opal Sol in Clearwater Beach, which should excite those travelers who love the upscale Opal Collection brand (which now operates 21 hotels in Florida). Hovering above the white-sand beach and the always-bustling Beach Walk, the new hotel offers a diverse range of accommodations, from studios to three-bedroom suites, all of which offer panoramic views of the Gulf.

Some even have soaking tubs in the primary bedrooms. With three pools, seven restaurants and a full-service Opal Spa, this will be the serene sanctuary of your dreams. It’s also dog-friendly. Opal Sol is connected via a glass sky-bridge with its beachfront sister property Opal Sands, which means guests have exclusive access to the amenities of both resorts.

Cirque St. Armanda Beachside, Sarasota

March 2025

The new boutique newcomer, Cirque St. Armands Beachside, on Lido Beach pays homage to Sarasota’s big-top legend John Ringling (a founding brother of the Ringling Bros. Circus) with a sophisticated circus theme splashed throughout. Imagine: ornate ostrich feather chandeliers, golden wall sconces and pin-striped columns. When it comes to the 135 guest rooms, you’ll be treated to balconies (every room has one) and floor-to-ceiling windows that survey the gulf or city.

Andaz Miami Beach, Miami

March 2025

Just in time for an elevated spring break, the former The Confidante hotel is reborn as Andaz Miami Beach. Located in the trendy Mid Beach area of Miami, the new hotel exudes an Art Deco vibe and a bevy of fresh and unique touches that lean into the Miami detox, re-tox lifestyle. Since first impressions are everything, guests are treated to an ocean-view check-in experience (the only one in the area), and the hotel’s beachfront is dotted with bean bags, hammocks and cozy daybeds.

SkyBeach Hotel & Marina, St. Pete Beach

Now Open (With More Renovations Ready Spring 2025)

While the beachfront boutique hotel SkyBeach Hotel & Marina in St. Pete technically reopened in 2024 after a major renovation, its opening was overshadowed by hurricanes. Plugged as a “love letter” to St. Pete, the hotel features SkyBar & Grill, a two-story beachfront bar parading views of the gulf and the Sunshine Skyway Bridge, and a second outpost of locally loved Paradeco Coffee Roasters.

It’s hard to get bored at this hotel as it has two pools, shuffleboard courts, a private beach, a marina meant for exploring the waterways by boat, and a lively entertainment venue, Azibi Stage, for live music and events. For those who like to stay active on vacation, the hotel is home to Southside Sports complex with beach volleyball, and tennis and pickleball courts. Revamped guest rooms and a newly designed lobby will be revealed in Spring 2025.
