Ernst & Young, Regus announced as anchor tenants at Brightline’s MiamiCentral

Consulting firm Ernst & Young LLP and Regus, the world’s largest provider of flexible workplaces, have signed on as anchor office tenants in MiamiCentral, the future home of Brightline train service in downtown Miami.

In addition, Florida East Coast Industries — owner of the freight rail corridor on which the Brightline express trains will run — also will move its headquarters from Coral Gables to the 190,000-square-foot Class-A office tower, Two MiamiCentral, designed by the well-known architecture firm of Skidmore, Owings & Merrill.

 

When other pending deals are signed, the office tower will be more than 50 percent leased, said John Guitar, senior vice president of development for the project. Two MiamiCentral is slated to open in summer 2017, when passenger rail service is slated to begin.

“It’s an absolute game-changer to have employees connected with so many different forms of transportation,” Guitar said. The project offers links throughout the region, with rail service to Fort Lauderdale and West Palm Beach, Metrorail service to Dadeland and Miami International Airport, and Metromover service throughout downtown and Brickell. “It changes a company’s abilty to go after and retain talent,” he said.

EY has leased 23,000 square feet of space spanning two floors. “Having a transportation network readily available within the same building is key to allowing us to attract a diverse workforce and it also enables us to be located in an easily accessible location, central to our clients throughout South Florida,” said Oscar Suarez, Florida Market Leader, EY, via a release.

Regus has leased an entire floor of about 20,000 square feet, adding to its network of 2,800 business centers in 106 countries.

“We are seeing more demand for flexible space in the area and chose MiamiCentral because of its prime location in a growing area of Downtown Miami. Its built-in transportation network, including the Brightline train, will make it easy for our customers to access our new center,” said Michael Berretta, vice president, business development, Regus, via a release.

Blanca Commercial Real Estate is the center’s office leasing agent.

The tower is part of the 11-acre MiamiCentral mixed-use development set above Brightline, the express inter-city train that will link Miami, Fort Lauderdale, West Palm Beach and Orlando. In total, the project encompasses five towers of office, retail, dining, hotel, and residential. Two rental residential towers are slated to open in early 2018.
