Russian buyer set to pay $35 million for Fisher Island penthouse

An unnamed Russian buyer has signed a $35 million contract to buy a 9,715-square-foot penthouse in Fisher Island’s new enclave, according to a news release. The price of $3,602 per square foot is about 35 percent above the previous record of $13.5 million, paid for a $6,170-square-foot apartment last year by Canadian billionaire Lawrence Stroll.

The penthouse, one of three in Palazzo Del Sol, features a private elevator entry opening to a 7-bedroom, 7 1/2-bathroom residence featuring theater, exercise room, bar, 18-foot floor-to-ceiling glass windows and four outdoor terraces. The new Palazzo Del Sol building is due for completion in 2016, according to a spokesman for Heinrich von Hanau, CEO of PDS Development LLC. Almost half of the building’s 47 units reportedly are under contract.
