The clock is ticking and time is quickly coming to a close to take advantage of the government home buyer tax credit opportunities.
New homes must be purchased by April 30, 2010 to qualify for a tax credit. With this date only weeks away, the Southeast Florida Division of Lennar, one of the nation’s leading home builders, is advising prospective buyers to stop waiting on the sidelines and to take action to get into the home of their dreams or miss out on these incredible savings opportunities, says a company spokesperson.
This weekend shoppers can buy a new Lennar home in South Florida and their monthly payments may even be lower than paying rent, says the spokesperson.
Plus, if you haven’t owned a home in the last three years you may qualify to receive a first-time buyer government tax credit of up to $8,000. Current homeowners may even qualify to receive an up to $6,500 tax credit. These tax credits are not loans, but prospective buyers need to act now, as this is one historic opportunity you don’t want to miss.

“Most likely the home buyer tax credit will not be extended again,” says Carlos Gonzalez, president of Lennar’s Southeast Florida division. “This means the time to buy is before April 30 or buyers will miss out on these historic opportunities.”
Lennar is urging prospective home buyers that want to meet the April 30 tax credit deadline to not get caught short with a short sale. Foreclosed and short sale properties can take an unreasonable amount of time to close and may not close in time for you to receive a tax credit.
Currently, Lennar has brand new homes in communities all across the South Florida market that can close in time to qualify for the tax credit savings, says Gonzalez.
Plus, purchasing a brand new home from the home builder provides a new home warranty and an easier mortgage process.
One of Lennar’s premier communities in Miami-Dade is Silver Palms, the largest residential community in the county. This 292-acre beautifully landscaped master-planned community features sparkling blue lakes, sidewalks, street lighting and more than 17,500 trees throughout the community.
An elegant 12,000-square-foot private clubhouse is to be built unlike any other clubhouse in the area. Silver Palms is just minutes from Florida’s Turnpike and US-1 and offers residents the convenience of nearby shops, movie theatres, places of worship, schools and hospitals. Lennar’s Silver Palms offers buyers a selection of single-family homes with ample lot sizes, and spacious well-designed townhomes.
The Sable & Majesty Collection of townhomes at Silver Palms offer buyers two-story, three- or four-bedroom townhomes with one- or two-car garages. The townhomes have large open spaces such as a family room, elegant master bedrooms with coffer ceiling and ample closet areas leading to a luxurious master bath with double vanities, shower, and Roman-style tub, and some floor plans even include a loft and balcony on the second floor.
The elevations include designer exterior stone and decorative shutters reminiscent of California-style architecture, that truly make the homes unique. Homes include brick paved driveway, walkway, entry and patio leading to each brand new townhome. All homes include a GE appliance package, ceramic tile in standard areas, and are ready for immediate move-in.
Homes in the Sable Collection range from 1,913 to 2,101 square feet and prices are now from just the upper $100,000s. The Majesty Collection of townhomes range from 2,013 to 2,600 square feet and prices are now from only the low $200,000s.
The Southeast Florida division of Lennar offers a variety of communities to suit every lifestyle, including an almost sold out active adult community for residents 55 and over. Single-family homes are priced from the upper $100,000s and townhomes are priced from the low $100,000s.
