Orlando had 122% more sellers than buyers.

More sellers than buyers usually means more negotiating room, because the buyer has alternatives. It does not mean every seller will cut the price. A well-priced home in good condition can still draw a serious offer. An overpriced home next to several similar listings gives the buyer a reason to negotiate.

New agents have to tell those two situations apart. Buyer leverage is not a blank check on every property.

Price Cuts Are Common, Not Automatic

Just over one in five U.S. home sellers with active listings, 21.1%, cut their asking price during the four weeks ending September 20. That is the highest share for this time of year in Redfin’s records back to 2022, up from 19.8% a year earlier.

A buyer-friendly market does not require every seller to slash the price. Some price realistically from the start. Others adjust after a listing sits without the offer they expected.

Population and Jobs Do Not Move Together Across Florida

A statewide headline hides the split. From July 2024 to July 2025, the Orlando metro added about 37,690 residents and reached 2,957,672. Miami-Dade County lost about 10,115 residents and stood at 2,802,029. These are not matching geographies. Orlando’s figure is a metro. Miami’s is the county. Orlando’s growth was uneven: Lake and Osceola counties grew, while Orange and Seminole saw domestic losses offset by international migration and natural increase. Miami-Dade still added residents from abroad, but more people left for other parts of the country than moved in.

Population change, July 2024 to July 2025
<button type="button" class="fl-row is-on" data-note="The Orlando metro added 37,690 people and reached 2,957,672. Miami-Fort Lauderdale-West Palm Beach moved from 3.5% to 3.7%. Orlando-Kissimmee-Sanford moved from 4.1% to 4.7%. That rise does not prove unemployment caused the housing imbalance. It is another local signal next to inventory, prices, and buyer activity.

A List Price Needs Competing Listings, Not a Headline

Telling a seller it is a buyer's market, so the price should start low, is not a pricing strategy. Listings have increased while buyer demand has stayed relatively flat, so the homes next door belong in the conversation.

A useful seller conversation names the closest competition: one priced lower, one with a newer kitchen, one that has sat for several weeks, and where this home fits. New agents should also know when to revisit the price, which signals would justify a change, and which concessions might help.

Buyers need a reason too. A lower offer still has to come from recent sales, condition, repairs, the asking price, or how many similar homes are available. A Florida real estate post-license course at Gold Coast Schools covers property pricing and CMAs that apply to those conversations.

Quick Tip
Name the three closest competing listings before you recommend a price or an offer. The headline does not price the house.

The Purchase Price Is Only Part of the Deal

A strong negotiation starts before the offer, when you know what the buyer wants to protect: a monthly payment, a closing date, a contingency, repairs, or cash needed at closing. A buyer who must leave a rental by a fixed date may pay more for a home that can close on time. Another buyer may care more about the price.

In August, sellers gave concessions in 44.7% of U.S. home sales, the highest share for that month since at least 2020. Those can include money toward closing costs, repairs, or a mortgage-rate buydown. A lower price can reduce what the buyer pays over time. A closing-cost credit can reduce the cash they need now. Florida metros sat in a similar range: 43.8% of Miami sales, 43.5% of Orlando sales, and 47.8% of Tampa sales.

Sales with a seller concession, August
 United States 44.7% Miami 43.8% Orlando 43.5% Tampa 47.8%
44.7% of U.S. home sales included a seller concession in August, the highest share for that month since at least 2020.

The license rules behind this work are spelled out in the Florida license requirements. For sellers, it can mean more competing listings and a harder look at price, repairs, and concessions.

Price with comparable sales and competing listings, not a statewide headline.

Know why you are recommending that price and those terms.

Weigh concessions against the client's cash, financing, repairs, and goals.

Give concrete choices instead of a vague market label.

Review local inventory on a weekly schedule.

Florida requires newly licensed sales associates to complete 45 hours of approved post-license education before the first renewal. Gold Coast Schools, teaching Florida real estate since 1970, offers that sales associate course in person at six campuses, by livestream, or self-paced online. Career counselors, instructors, and technical staff are available Monday through Friday, 8:30 a.m. to 5 p.m. Confirm the course has the right Florida approval and that finishing it meets the DBPR requirement.

<circle cx="8" cy="8" r="1.6" fill="#2f6f8f"/>

Before You Enroll
If you are comparing packages, check the current Gold Coast discount before you enroll.

Final Verdict

A buyer-friendly market is not a bargain on every house, and it is not a reason for every seller to drop the price.
