Indian Creek house sells for $6 million

Hot Property: South Florida spotlights selected luxury home sales in Miami-Dade, Broward and Palm Beach counties.
A home at 34 Indian Creek Dr. off Miami Beach has sold for $6 million. At 3,684 square feet, that is $1,629 per square foot. The house, built in 1965, is Old Florida style and has three bedrooms, three full bathrooms and two half baths. Features include fireplace, two-car garage, heated pool and floor-to-ceiling glass doors.
Indian Creek is a private island with 33 homes that surround a golf course. The property sold mostly for its land value. The home sits on more than two acres, with 221 feet of waterfront. It has ocean access and a new deep-water dock.
Taxes for 2008 were $54,934 and reflect no homestead exemption. The new owners, DFASS chief executive officer Bernard Klepach and wife Juliette, purchased the home from the Anne McDougal Living Trust. When sold it was on the market for $8.9 million. It had been listed as high as $11.9 million in February 2008. The listing and selling agents were Jill Eber and Jill Hertzberg.
LIGHTHOUSE POINT
PROPERTY SELLS
A Lighthouse Point home built in 2005 has been sold for $2,041,700 by the Richard and Aloisia Kniesel Revocable Trust. It has 5,263 square feet, and sold for $388 per square foot. The residence has five bedrooms, five full bathrooms and one half bathroom. It also features a wine bar, indoor and outdoor fireplace and elevator. It boasts three private balconies, an infinity pool and views down the Flamingo waterway.
Located at 2824 NE 23rd Ave., the waterfront property has 88 feet of dockage. Taxes for 2007 were $42,047, reflecting no homestead exemption.
It was put on the market with Joe Anastasio and William Ainsworth in November 2008 for $2.445 million, but was listed for $2,149,000 when the new owner, Michel Rheaume Investment Ltd., purchased it.
Selling agent was Norky Garachipe.
BAY POINT HOME
BRINGS $4.5 MILLION
Moises and Masha Egozi have sold their Miami Bay Point home for $4,550,000, or $626 per square foot, to Northern Trust, NA. They purchased it in 1995 for $1,212,500. Built in 1954, the 7,271-square-foot house is in the island portion of the gated community. It has six bedrooms, six full bathrooms and one half bathroom.
The estate at 4525 Sabal Palm Rd. has a guest wing with office space and a separate building with a gym and exercise room. It sits on 1 ½ lots with Intracoastal views, a pool, and 147 feet of bayfront property. It also includes a dock with boat hoists.
Taxes for 2007 were $33,650, reflecting a homestead exemption. The home was on the market for $5.9 million at the time of sale, but was listed with Mirce Curkoski of One Sotheby's Realty for as high as $6.5 million in January 2008. The selling agent was Esther Percal.
A YACHT FITS IN BACK
OF NEW LAUDERDALE HOME
Chieftain Holdings LLC. is the new owner of 3311 NE 57th Ct., a new 8,426-square-foot home in Fort Lauderdale. Chieftain bought the property from Anthony Velardi and Lucilla Bandiera for $3,995,000 or $475 per square foot. Completed this year, the three-story residence has six bedrooms, eight full bathrooms and two half baths. There is a two-story great room and separate guest and staff quarters. It also includes a fireplace, elevator and smart-house automation.
It sits on 265 feet of waterfront property with room for a 125-foot yacht.
Taxes for 2008 were $81,940, reflecting a homestead exemption. The house was put on the market by Sav-On Realty Corp. for $6.995 million in January, but was listed at $4.495 million at the time of sale. The listing and selling agent was Rory Vanucchi of Premier Estate Properties.
DELRAY BEACH HOUSE
HAS INTRACOASTAL VIEWS
James D. Scully Jr. is the new owner of a 7,000-square-foot home in Delray Beach. Sold for $4,225,000, it cost $604 per square foot. It has traditional British West Indies architecture and six bedrooms, five bathrooms and a wood burning/gas fireplace.
Located at 1002 Harbor Dr., the house, built in 2001, features Brazilian walnut flooring, built-in grill and a heated pool with a fountain and natural stone decking. It has Intracoastal views from all rooms and an efficiency apartment with a crow's nest. It also has deeded beach access and is within walking distance to restaurants and boutiques.
Situated on 257 feet of water frontage, the property features a dock that can accommodate a 65-foot yacht. In 2008 taxes were $59,565 and reflect no homestead exemption. Sellers John and Lisa Danks listed the home as early as September 2007 for $7.5 million with Mimi Vail.
It was on the market for $5,950,000 at the time of sale. The selling agent was Val Coz.
