Mansion in Cocoplum sells for $9.7 million

Hot Property: South Florida spotlights selected luxury home sales in Miami-Dade, Broward and Palm Beach counties.
A two-story house in Cocoplum has sold for $9,750,000. The multiple listing services described the house as chic and sophisticated, with a contemporary vision and design out of Architectural Digest. At 11,400 square feet of living area, the home went for $855 per square foot.
Built in 2003, the house has six bedrooms, and 6 ½ bathrooms. Features include a four-car garage, marble floors, French doors, a pool and a fireplace.
The home at 7020 Prado Blvd. in Coral Gables is on the canal with a private dock and boatlift. There is also ocean access with no fixed bridges. Property taxes for 2008 were $108,352, which reflects a homestead exemption.
The property was purchased by Oscar and Ana Barbara in 2003 for $5.2 million. It was listed in October 2008 for $12.7 million by Mayi and Daniel De La Vega of One Sotheby Realty. The new owner is Elsa E. Carillo. The selling agent was Consuelo Stewart of Shelton and Stewart Realtors.
HOUSE ON A LAGOON
SELLS FOR $2.6 MILLION
A Mediterranean-style home at 145 Rosales Ct. has been sold for $2.6 million, or $450 per square foot. The 5,778-square-foot Cocoplum house, built in 1991, is situated on the lagoon and has a 65-foot dock with new Trex decking. There is also a heated pool and Jacuzzi, with manicured gardens surrounding the house. The house has six bathrooms and 5 ½ bathrooms with a Jacuzzi tub in the master bathroom. The family room includes a built-in entertainment center and bar and the property also includes a fireplace. In 2008 real estate taxes were $60,609.
Anita Kreusch first put the house on the market in October 2008 for $4,195,000. When new owner William Newton III purchased the home, it was listed at $3.2 million. The listing agents were Consuelo Stewart and Teresita Bernace of Shelton and Stewart Realtors, and the selling agent was Diana Saiz of Coldwell Banker Res. R.E.
ESTATE IN BOCA RATON
SITS ON DEEP WATERFRONT
A new Boca Raton home recently sold for $5,050,000. The house at 4836 Sanctuary Ln. was built in 2006. It is 9,037 square feet, costing the new owner $559 per square foot. The Gregorian-inspired estate was furnished by California designer Warren Sheets and sits on 70 feet of deep waterfront property.
There are six bedrooms and 7 ½ baths, with his and her spa marble baths in the master bathroom. All major rooms face the waterway. The house features marble floors, French doors, an elevator, pool and a three-car garage. Real estate taxes for 2008 were $69,722.
The previous owner, James R. Cook & Associates listed the property with Joseph Liguori in November 2008 for $7,900,000. The new owner is the Karen Cohn Agreement of Trust, and the selling agent was Gerry Liguori.
ISLE OF CAPRI HOME
SELLS AT A DISCOUNT
Vadim Bulavchik, director general of CJSC EnergoProekt (reportedly Russia's leading company on electro network and power objects design), is the new owner of a Mediterranean-style estate in Fort Lauderdale. The house, built in 2008, is two stories and 6,116 square feet. It sold for a reduced price of $3.1 million, or $507 per square foot. The canal-front property has a private dock and ocean access with no fixed bridges. It also has a heated pool and whirlpool with tropical landscaping.
There are five bedrooms, five baths, and cabana and guest half baths. The house includes a media/theater room and a billiards room with a wet bar. Other property features include custom designer finishes, a fireplace, Lutron lighting, impact glass windows and a generator. The home has a three-car garage and an elevator. Property taxes for 2008 were $27,173.
Located in the Capri of Venice at 400 Isle of Capri, the asking price was as high as $4.4 million in August 2008. At the time of purchase it was listed at $3.6 million by Lesli Monaham of Prudential Florida 1st Realty. The selling agent was Ilya Reznik of The Reznik Group.
HOUSE ON PINETREE
HAS MAID'S QUARTERS
Robert K. Gray, co-founder of Gray & Associates Properties, recently sold his Miami Beach residence at 6001 Pinetree Dr. for $3.3 million. He had been renting out the house since mid-2008, at prices ranging from $22,500 to $35,000. Parts of the Moroccan-style home date back to 1926, while others are recent additions. At 4,786 square feet, the property sold for $690 per square foot.
The house has seven bedrooms and 4 ½ baths. Several bedrooms have balconies, and a tower offers views of Miami Beach and the Atlantic Ocean. The detached two-car garage is underneath the maid's quarters, which includes a full bath and kitchenette.
The pool has automatic chlorination and cleaning and there are two docks with boat hoists on the bay, providing ocean access. The property also features an elevator, bar, fireplace and outdoor barbecue, and hurricane impact windows and a total house generator. A koi fountain is surrounded by trees.
Gray purchased the house in 2001 for $1,350,000. Property taxes for 2008 were $47,097. The home was listed for $3.9 million by Brian Halda of Gray & Associates Properties.
