'Hamptons on Old Cutler' brings $12.9 million

Hot Property: South Florida spotlights selected luxury home sales in Miami-Dade, Broward and Palm Beach counties.

A three-story house that is described as the Hamptons on Old Cutler has sold for $12.9 million. The Gables Estates property recently underwent three years of renovation and, according to MLS, contains 8,405 square feet. However, it is listed as 11,949 square feet by the Miami-Dade County property appraiser's office. The price per square foot for the smaller size is $1,535, $1,080 per square foot for the larger.

Built in 1965, the home is on more than four acres at 8585 Old Cutler Rd. in Coral Gables and includes seven bedrooms and 8 ½ bathrooms. It features a tennis court, exercise room, screening/theater, elevator and fireplace. There is also a pool and 205 feet of waterfront property with a private dock and ocean access.

Nancy T. Hector of the Hector Family Foundation, the current seller, purchased the property for $7.5 million in 2005. Real estate taxes for 2008 were $123,247 and reflected a homestead exemption. The new owners are William and Camilla Zelaya. The home was put on the market at the end of 2008 and listed at $15 million by Susan Heatley and James Heatley of Esslinger-Wooten-Maxwell.

NEW ISLAND HOME

BRINGS $4.5 MILLION

A newly built home in a private Fort Lauderdale community of only 18 houses has sold for $4,525,000 or $401 per square foot. This 11,298-square-foot Mediterranean estate has five bedrooms, five bathrooms, and three half bathrooms. It features a double staircase, marble columns, elevator, fireplace, wet bar and marble, concrete and wood floors. The house includes a pool, private dock and ocean access, and a wide water view from all three levels.

Real estate taxes for 2008 were $64,903. At the time of sale, the property was in foreclosure with Chevy Chase Bank and was sold to Marshall Watson. Located at 19 Harborage Isle Dr. on one of the area's most exclusive islands, the home was listed at $6,999,999 by Matthew Bobby and Todd Nordstrom of Esslinger-Wooten-Maxwell and sold by Gregory Jaxtheimer of Harbor Realty of Florida.

BOCA HOME HAS

ACRE ON A LAKE

A 9,088-square-foot home in Princeton Estates of Boca Raton has sold for $5,950,000 or $655 per square foot. Sitting on one acre of lakefront property, the house has seven bedrooms and 8 ½ bathrooms. It features two master bathrooms, an eat-in kitchen/breakfast area, attic, five-car garage and a heated pool. The subdivision has a community pool, tennis courts and a golf course.

Real estate taxes for 2008 were $58,438 and the property was listed at $7,450,000. Built in 1991, the house at 5224 NW 37th Ave. was acquired by Howard and Pamela Kaye in 2005 for $4.7 million and was sold to Jerome Kornbluth as trustee of the land trust. It was listed and sold by Steven Alan Rosen of Lang Realty.

CORAL GABLES HOME

HAS OCEAN ACCESS

Leon Tejidor and Lillian Rodriguez have paid $2,250,000 for a 3,900-square-foot Mediterranean style home in Coral Gables. Located at 5320 Riviera Dr., the home sold for $577 per square foot. This two-story house has five bedrooms, the master bedroom with a private balcony and view of the canal, and 4 ½ bathrooms. The dining room overlooks the courtyard and the kitchen is equipped with stainless steel appliances.

Other features include a fireplace, a built-in barbecue grill, and French doors. Situated on canalfront property, the house also has a private dock and ocean access.

Real estate taxes for 2008, reflecting a homestead exemption, were $17,365. The house was listed at $2,490,000 but has been on and off the market since 2006, when it was listed at $3.2 million. The property was purchased by Raul and Doris Valor in 1998 for $320,000, and the house was built in 2001. The property was listed and sold by Gladys Zunjic and Mayi De La Vega of One Sothebys International Realty.

INTRACOASTAL VIEWS

The Fort Lauderdale home of the late vice president of the Melville Corp., Michael Friedheim, has sold for $7 million, or $947 per square foot. At 7,391 square feet, the house has five bedrooms, 6 ½ bathrooms and a separate guest house. Located at 2890 NE 28th St., the house sits on 267 feet of canalfront property. Designed to showcase Intracoastal views from three stories, the home has an elevator, media room, smart technology, a fireplace, generator, thermal windows and marble, wood and limestone floors. There is also a pool.

Real estate taxes for 2008 were $86,127. Amy Friedheim Sottile and Lori Friedheim sold the property as co-trustees for the Michael Friedheim living trust, which was acquired by Fort Lauderdale Investments LLC, whose manager is Maria Luisa Martini. The property was listed at $7,495,000 by Julie Jones, PA of Premier Estate Properties and was sold by Mimna Montes de Oca of Titanium International Prop. Corp.
