Developers use green-card program to lure investors

Developers hoping to raise fresh capital for floundering projects by offering foreign investors a chance to get a green card are pitching their projects abroad.

The government-sanctioned investor program paves a pathway to residency for investors who agree to invest $500,000 to $1 million in businesses that create jobs.

Bernardo Manrique, principal broker with Miami Partners Realty, recently returned from a fundraising mission to Caracas, Venezuela, where he met with 50 potential investors. The visa program aims to raise $50 million to finish Century Grand community in Doral, a development of Century Homebuilders.

Next month, attorneys with the South Florida Investment Regional Center will plug $500,000 investment packages at a Chinese Overseas Investment Fair in Beijing, according to immigration attorney David Hart.

Hart is helping facilitating a visa program for Miami developer Arva Jain, who is seeking to raise $12 million to build out 45,000 square feet of commercial space attached to the Marina Blue condominium, 888 Biscayne Blvd.
