15-acre trailer park could be sold and redeveloped

A developer group is interested in purchasing the 15-acre Little Farm trailer park in El Portal.

Attorney Michael Goldstein confirmed that the Goldstein Brownfields Group is under contract to purchase and redevelop the property at 8500 Biscayne Blvd., which has had environmental issues.

“We are very experienced with sites that have environmental challenges like this site has,” he said in a phone interview.

“We think it’s an important site to the community because it has great potential to have a new and better sustainable housing on a mixed-use, mixed-income basis. We look forward to creating a retail component, which will create more jobs for the community, more shopping and entertaining options for the community.”

The property, which has about 145 trailers, is owned by Biscayne Park Acquisition Group LLC and worth $574,684, according to the Miami-Dade County Property Appraiser.

El Portal has issued a number of fines to the park.

Village Manager Jason Walker said the village has placed liens on the park for electrical, plumbing, environmental and unsafe-structure issues. He added that the liens go back to 2006 and add up to about $8.2 million.

“We are hoping the liens will be addressed on the context of this transaction,” Goldstein said.

Village Council member Adam Old wrote in an email that if the deal goes through, it could be a plus to the village.

“If the development happens along the lines of the community vision laid out in the charrette, the village will see a number of benefits, including a diversification of our revenue, better connectivity to the proposed Coastal Link commuter rail station, new public parks, street trees, and riverfront access, new local retail and cafes and many units of housing for people of different means,” he wrote.

The village invested in a charrette to help create a new plan for a walkable, sustainable and economically viable future for El Portal.

Goldstein said he understands the property has its challenges, but his group is looking to fix the issues.

“We’ve been working closely with the village,” he said. “We are looking forward to a development that meets the expectations to the residents and the village.”
