The Las Vegas condominium market is making a comeback. At the forefront is Miami’s own Pordes Residential with its new offering at Veer Towers, ideally located on the Strip, says a company official. Ownership opportunities are available and are showcased daily in the Pordes Residential sales centers in Miami and on-site in Las Vegas.

“Las Vegas is where Miami was a few years ago,” says Mark Pordes, CEO of Pordes Residential Sales & Marketing. “The market has re-priced, demand is strengthening and the supply of existing units is shrinking. There are great values at Veer Towers – for now.”

The tilting towers opened in 2010 in the heart of CityCenter, one of the world’s largest new projects, according to Pordes. The live-walk, 67-acre playground features The Shops at Crystals, the Gallery Row Shops, ARIA Resort & Casino, Vdara Hotel & Spa, and Mandarin Oriental Las Vegas. The Bellagio Resort & Casino is within walking distance.

“No other community in the United States, not even Miami, can deliver the luxury shopping, fine dining, world-class entertainment, gaming and culture all in one location,” says Pordes, who adds that in 2004 and 2005 he led a team that sold more than 300 Las Vegas units to buyers in the Miami market.

The next wave is taking place in Veer’s 37-story towers. Studio and one-, two- and three-bedroom condominiums are newly priced from $230,000 to more than $1.8 million.

Buyers can choose a number of interior designs, including those on view in the five new models. A limited number of pre-leased residences are available for those purchasers seeking rental income, says Pordes.

“Units are priced below what equivalent Miami properties are selling for per square foot,” says Adam Kaufman, director of sales at Pordes Residential. “The lag in price increases in Las Vegas has created opportunities that are much harder to find in South Florida.”

Residences offer a panoramic view of Las Vegas and each tower has a rooftop skydeck entertainment area that includes an infinity-edge pool, hot tub, sun deck and summer kitchen. Residents can also enjoy dramatic views from the fitness center, billiard rooms and lounges located on the 37th floor.

A private residential driveway leads to separate vehicle entrances, secured elevators and valet service, all monitored by 24-hour security.

Pordes Residential Sales & Marketing has already sold more than 25 units since February, says Pordes.

“Like Miami, Las Vegas is a global destination,” Pordes said. “It’s attracting buyers from Latin and South America.” To introduce them to Veer Towers and CityCenter, Pordes Residential has opened a sales gallery at 1000 Brickell Ave. in Miami. It captures the spirit of Las Vegas with slot machines and a blackjack table for amusement purposes, says Pordes.

Selected brokers and buyers will be offered the opportunity to play and stay in CityCenter, says Pordes.

“They’ll get to enjoy the experience of what it is like to own a residence there,” he says.
