Costs of Miami Herald move released

McClatchy Corp said Friday it will cost about $45 million for relocating The Miami Herald’s operations to Doral and building a new production facility, according to a filing with the Securities and Exchange Commission.

The Miami Herald Media Company announced Thursday that it is leasing the former home of the U.S. Southern Command in Doral, for its business and news operations and building a 119,000-square foot facility on 6.1 acres of adjacent land. The Miami Herald will purchase the land for about $3.1 million, the SEC filing said. The deal is expected to close in the next several months.

The Miami Herald’s 15-year lease on the existing 158,000-square-foot Doral office building is based on initial annual lease payments starting in May 2013 of $1.8 million, not including taxes, insurance and maintenance. The lease cost is $11.40 per square foot, less than half the average rental rate in the area.

The Herald’s search for a new home began in May after McClatchy sold the bayfront property to the Genting Group for $236 million. Genting is seeking approval to build a $3.8 billion casino resort on the site.

The $45 million in costs, includes the purchase of the land, construction costs and moving expenses. McClatchy will also take another $12 million of accelerated depreciation on existing assets expected to be retired or decommissioned as part of the move, the SEC filing said. This includes two of the Herald’s five existing presses. McClatchy is entitled to be reimbursed for $6 million of these total costs from money placed in an escrow account by Genting following the sale of the existing Herald headquarters.
