Question: I have been employed in new home sales for the past several years. I was laid off in late August. I have been searching for work for what seems like forever, with little success. I am working again, through a real estate temp service. My current assignment may end in late September, with the condominiums being converted from for sale to for lease.

Q. I belong to a homeowners association. We have a difficult time collecting the Dues from some homeowners. What would you suggest? We file liens after giving them ample warnings, but we can collect only when and if they sell their house. We thought about denying them privileges of swimming and tennis court use, but we would have to have someone enforcing them. Thanks for your thoughts.

With dark windows dulling Miami's twinkling skyline, newly built condo towers may look ghostly. But that's changing as the downtown area quickly fills up with flesh-and-blood residents.

Since Florida lawmakers ended the legislative session without taking up condo foreclosure reform, consumer complaints battering the state's condominium ombudsman's office have gained momentum.

The home seltzer market is really fizzing, whether it is because of parents weaning kids off commercial sodas, environmentalists fretting over the carbon footprint of their imported waters or penny pinchers tired of paying someone else to carbonate their drinks.

Plants that will not only survive but thrive under foot traffic have long been a goal for people whose children and dogs wear bare paths into the lawn. Without an easy way to find suitable plants, homeowners have been left with those earth-colored trails just inside the fence or from the garage door to the backyard.

Q: After reading and re-reading my association bylaws, I am puzzled by my HOA board denying my changes because I installed 24-by-24-inch white stepping stones in front of my property so my guests could have a walkway. I was part of the ARC committee in the past, and as I interpreted the bylaws, I am only supposed to seek permission from the ARC committee and the HOA board if I am altering the architectural look of the property. My question is this: Did I really need to have filled out an ARC request...
